|Recommended: YesThe speed bumps are causing major problems to my vehicle. — It's ok. Front office staff member Cynthia is not very professional and I would not recommend leasing through her.
|Recommended: NoOkay for now. — When I first moved out here, it was great. Quite, and grounds kept up. Repairs are done okay, but not to please the renter.
|Recommended: YesOkay for the price — I enjoy the community however, with the high turnover in the office, it's hard to get consistent help with maintenance that's needed in your apartment. I do believe that the apartments are maintained well, but we have asked for our shower issue to be addressed for almost 6 months now, with continued reassurance that someone is going to come look at it, and nothing has been done yet. But I believe that's contributed heavily to the turnover and different property managers at the compex every couple of months and new staff every couple of months as well.

|Recommended: YesMaintenance — Takes way to long to have things fixed or completed. Although, once done they are done efficiently. Maintenance staff need extra help.
|Recommended: NoThe upkeep to the property is not well maintain and there trash disposal is always full with trash on the ground. — It's convenient to my place of employment and the rooms are spacious. When I first moved here the apartment were well maintain. I have been promise mini blinds for over 3 months, never received them. I have been here for over 7 years and I have never before seen torn mini blinds,tenants loitering and alchol drinking in the parking lot. The breeze way to my building and the parking lot is dirty. The entrance near the office is always clean I guess that for the public view.
|Recommended: NoOk — Not very organize, been living here over ten year. It very hard to get thing fix and they don't communicate well with you about rental renewed.

|Recommended: NoPest control — The units are infested with roaches. no matter who you get to treat them, they will not diminish. Disgusting. And the staff will promise you that they are working to fix the issue, but they will not. Also do not get a downstairs unit because you can hear ever step your neighbor makes

I understand your frustration with the pest control issue and are working effortlessly to rectify the issue with roaches. The outside vendor that is handling this issue will continue to treat your unit. Unfortunately it is not a overnight fix. The staff at Overlook Gardens will continue to follow up with the vendor and you to make sure that the problem is taken care of. Noise- The issue with the flooring above you has been resolved and I wasn't aware of any further noise complaints. Thank you for being a valued resident.
|Recommended: NoNoisy and Quality — That living out here now is worse than when I moved here six years ago with my son and daughter in law. I've been in my own apartment here almost a year and the type of people moving in has deteriorated. The quality of service is down and this new management is terrible. Need Ms. Gail and those back.
